Our homes will usually fall in the price range of $174,900 to $499,900 and typically require a down payment of 20%-30%. We have found that this is the best price range to find quality homes that are in decent neighborhoods around Cincinnati and Dayton, where people want to own a home and raise a family.

How Does Our Pathway Process Work Anyway?

It’s easier than you think – and we can help. The process is really pretty straightforward.

Our application is simple and doesn’t take much time to complete. After you’ve done that and have been pre-approved to purchase one of our homes, it’s pretty smooth sailing from there. Rather than needing to involve a bank and the eleven different people that are part of their strict and outdated qualification process, and feeling like you’re getting the run-around, only to ultimately be turned away (yeah, we don’t get it either – how can they look at the cash reserves you have shored up, and how much money you earn every year, and tell you that you can’t afford a loan, with a straight face?), we finance the property for you with what is called a “land contract” or “contract for deed”. This is very common and every closing is overseen and handled by a very knowledgeable and experienced set of professionals, including a state-licensed attorney (over 20 years of experience, actually) or authorized signing service, just like any other real estate transaction. So yeah, you can rest assured that everything is handled professionally. In fact, we’re more than happy to provide you with all of the necessary contact information to go speak to one of the title companies we work with frequently, so you can know for certain that we’re legitimate, and this really does work.

After your closing, you will also be responsible for the taxes and insurance just like any other homeowner, because you truly will be a HomeOwner at that point!

One of the best parts about buying a home with us in this way is that you do not have to deal with banks and qualify based on their worksheet from 1982. We see you, and we see all of the hard work and effort you’ve put in so far towards your future, and probably your children’s future, too, and we take all of that into account. When you purchase your home via our Pathway Process, you can start building equity right away and stop paying rent.

The Pathway Process utilizes 5 stepping stones to get you from “dreaming of home” to “moving into home.”

Step 1: “Dreaming of Home” – Our application is simple and doesn’t take much time to complete. Step 2: We’ll look at your situation, and the type of house you’re looking for, and show you available options here in Cincinnati & Dayton, Ohio. Again, our current inventory isn’t always fully-updated on our website, so even if you didn’t see something that’s the right fit for you and your family when you were first browsing around and trying to decide whether or not to contact us, keep in mind that it’s highly likely we DO have the perfect home for you in the wings, and it just hasn’t been posted publicly yet.

Step 3: Take a closer look at the homes we’ve presented to you that we believe fit what you’re looking for. We’ll have plenty of photos to look through, and when you see one where you’ve already started planning how all of your furniture (or figurine collection, or football memorabilia, or creepy doll collection, or zombie apocalypse stash of MREs, we don’t judge) will be placed in all of the rooms, we can schedule a showing for you, and you can pay a visit to the house in person (and measure that one corner to make sure that the bedroom set WILL fit the way you’re envisioning it).

Step 4: Complete the application process and select a closing and move-in date. At closing, you’ll receive your keys and some FREE valuable resources and references to ensure you’re well-equipped to look after your new home.

Step 5: “Moving Into Home” – WOOHOO! Congratulations on becoming an official Ohio HomeOwner! Make the house a “home,” and take pride in what you’ve worked so hard for all of these years. If you want to paint a large mural dedicated to the Cincinnati Bengals on the wall of your den, then by all means, WHO DEY it up, because that space is now yours!

We do our best to offer properties that are either move-in ready or close to move-in ready, and don’t need much work at all. Due to this approach, we do not typically make many improvements or cosmetic updates to the property prior to offering it to deserving families. All properties are sold “as is where is”, so bear that in mind and know that it is the responsibility of the purchaser to make any necessary repairs, and to inspect the property thoroughly prior to purchase. While it isn’t absolutely necessary, we do recommend getting a home inspection prior to purchase if you’re not a professional yourself (no, watching HGTV or PBS home improvement shows does not qualify you to be a home inspector, unfortunately).
